Across the UK, there are many thousands of properties to rent at any time. These are of all types, both commercial property and residential property that ranges from small flats to large detached houses. To get the best chance of finding the property you want, register with letting agents and other organisations to see what's currently available and get alerts for suitable properties.

You can narrow your search by specifying the type and size of property you want, preferred locations, facilities available and price range. Be sure to indicate anything that's really important to you, such as good transport links, local schools, nightlife, secure neighbourhood and nearby shops. If you want a hectic social life, you don't want a property at the end of a country lane while a ground floor flat in a city centre isn't going to provide your idyllic countryside view.

When you identify properties that seem to meet your needs, you must view them. And don't just take the first one you see. View several so that you can compare their good and bad points in order to make an informed decision.

Be thorough when viewing a property since you may regret taking on somewhere you haven't checked out properly. Take someone with you if you can because you'll get a second opinion and an alternative view of things. Take your time, ask questions and look at everything that's important to you.

Have look around the local area and make sure it seems safe, has good amenities and with transport or parking available. Ensure the property is on good condition, with no peeling paint, loose tiles or detached guttering. Poor maintenance will lead to problems and indicates a landlord who may prove to be unreliable.

Look for signs of damp, such as peeling wallpaper and a musty smell, make sure the heating works and there's enough water pressure. Check for overall security, with a burglar alarm, smoke alarm and a good escape route. Make sure there are no cracks in the toilet, bath and wash basin, that there are no signs of leaks and that everything's in reasonable condition, particularly if the property is furnished. View a copy of the gas safety certificate and make sure you see operating instructions for the electrical equipment.

Only agree to rent a property if you're happy with what's on offer for the price you're paying. If not, and you're in no desperate hurry, look elsewhere. If you are satisfied, you'll probably have to pass a reference check and pay a deposit and your first rent before moving in.
